Terms and Conditions
The terms that apply when you use this website or our surplus funds recovery service.
Last updated: 9 September 2026
By accessing and using the Claim Surplus Refund Organization website, you agree to be bound by these Terms and Conditions and our Privacy Policy. If you do not agree with any part of these Terms, please discontinue use of the website.
We may update these Terms from time to time by posting a revised version on this site. Your continued use of the website after changes are posted constitutes acceptance of the updated Terms.
Nature of our service
Claim Surplus Refund Organization helps former property owners identify and claim surplus funds following a foreclosure or tax sale. We are not a law firm and we do not provide legal, tax or financial advice. Nothing on this website creates an attorney-client relationship. Where a claim requires legal filing, it is prepared and filed by attorneys licensed in the relevant state.
We do not guarantee that surplus funds exist in relation to any particular property, or that any claim will succeed. Outcomes and timescales vary by county, by state and by case. You always have the right to pursue a claim yourself, directly with the county, at no cost.
SMS programme description
Claim Surplus Refund Organization operates an SMS programme that sends occasional promotional and non-promotional text messages, including surplus-fund notifications, property alerts, consultation reminders, claim updates, and other information related to your enquiry or the services you requested through our website or contact forms.
You will only receive these messages if you explicitly opt in, for example by ticking an SMS consent box on our web forms and providing your mobile number. Both are optional.
After opting in, you may receive a confirmation such as:
You are now subscribed to SMS updates from Claim Surplus Refund Organization. Expect occasional promotional and non-promotional texts such as property alerts and reminders. Message and data rates may apply. Reply HELP for help or STOP to unsubscribe.
Cancellations
You can cancel the SMS service at any time. Just text STOP to the number that is sending you messages. After you send STOP, we will send a confirmation SMS to let you know you have been unsubscribed, and you will no longer receive SMS messages from us. If you want to join again, simply sign up as you did the first time, or text START if available, and we will resume sending messages to you.

Message frequency, rates and carriers
Message frequency varies based on your interaction with our services, such as records-check requests, claim activity and reminders. Message and data rates may apply for any messages sent to you from us and from you to us; please contact your wireless provider for more information about your text or data plan.
Our SMS services are supported by most major U.S. carriers, and carriers are not liable for delayed or undelivered messages. You must be at least 18 years of age to participate in our SMS programme. We follow TCPA and CTIA guidelines.
Fees
Where we act on a claim, we do so on a contingency basis in states where that is permitted. Our fee is disclosed to you in writing before any work begins, and is taken from the amount actually recovered rather than billed to you separately. The records check is free. If nothing is recovered, you owe us nothing. Some states limit or regulate what recovery firms may charge, and we operate within those limits.
